What is active adult living?
At Luma, active adult living means resort-style living designed specifically for the adventurous person aged 50 and older. Each exceptionally well-appointed condo is designed for a discerning couple or individual who appreciates fine quality and who chooses the convenience and camaraderie of community living with other like-minded individuals. A personal concierge program allows each individual resident of Luma to pursue their own passions and experience a lifestyle tailored to whatever is most meaningful to you. Social and wellbeing programs enhance the lifestyle opportunities that Luma and the surrounding Paradise Village have to offer.
I know Luma is for active adult 50+... can my kids come for a visit?
Of course kids are welcome to visit! And there is a supervised Kids Club at the Sports Center in Paradise Village! As an active adult community for people aged 50 and over, we do not expect families with young children to live at Luma, but they are welcome to visit their friends and relatives who live at Luma.
Is Luma pet friendly?
Yes! Well behaved pets are welcome at Luma and dog runs are situated throughout the property.
Do I own my home at Luma? Is it a fee simple transaction?
Yes, you own your home at Luma through a fideicomiso which is a safe and long term way to own real estate in Mexico if you are not a Mexican national. Learn more about buying a home in Mexico.
Can I sell, rent or bequeath my home as part of my estate?
Yes, as an owner of Luma, you can sell or bequeath your home just like other real estate. There are some restrictions on rentals to ensure that the vision for Luma as a active adult community is upheld. Please see HOA documents for more information on renting your home at Luma.
What is the tax implication of owning a home at Luma?

What kind of finishes and appliances can I expect?
Luma will feature high end finishes and appliances including designer kitchen with granite countertops, island, GE Profile or Monogram (penthouse) appliances, and Moen faucets. Floors will be porcelain or marble tile.
What is a 'Lifestyle Concierge Program', what services are provided and how much does it cost?
As a member of the Luma community you will have access to a Personal Lifestyle Concierge who can recommend service providers, outings, restaurants, and any other questions you might have in an effort to make your Vallarta lifestyle experience both convenient and uniquely yours. Want to set up a tennis date at the Sports Center? Take a horseback ride on the beach? Arrange transportation to the airport? Hire a personal chef to create a dinner party for you? All of those experiences or services can be arranged for you. The arrangement for the service by the Concierge is included in your monthly Homeowners' Fee, but the actual fee for service will be charged. Part of the role of your Concierge will be to ensure fair market rate or discounted rate whenever possible.
What kind of services can I expect at the Wellbeing Center?
The Wellbeing Center will feature activities and programs to stimulate the body, mind and spirit. A full work out center with an ocean view, a Pilates and Yoga classroom, massage cabanas and a personal fitness trainer are just some of the attributes of the Center. Organized beach walks, bocce ball, and badminton are also available. If requested, the Wellbeing Center will feature classes and discussion groups on the many aspects of wellbeing.
Does Luma have a health clinic on site?
Luma will have its own private clinic including an English-speaking doctor and nurse who will monitor the health and wellbeing of Luma residents. The clinic will also provide health care advocacy services in and outside of the Vallarta area.
Who is the developer of Luma?
Luma is developed by Front Porch Development Company, part of the US-based Front Porch family of companies, in partnership with Grupo Krone, an established Mexican land and real estate development firm. Front Porch, which will also manage Luma, has been creating and operating communities in California and beyond for one hundred years. Will Luma meet ADA standards?
The vision for Luma is to create an adventure lifestyle in an exotic location with all the comforts and conveniences that the American buyer is accustomed to. Thoughtfully designed for a mature resident, Luma will have gentle sloping grades and few steps so that comfortable, healthful living in an unobstructed environment will mean peace of mind for residents who choose to live at Luma for decades to come.
Is there easy access to Puerto Vallarta from the US?
Yes! The Puerto Vallarta International Airport is just 15 minutes south of Luma.
Do you have high speed internet access?
Luma will have high speed wireless internet connection throughout the property.
Will there be any organized events or activities?
Residents who enjoy organized events and activities will be able to work with the Member Services team to establish classes, dances, outings and specials events based on the interests and wishes of the residents.
Does Luma offer a bill paying program?
Yes, as just one of the many convenience services of Luma, bill-paying can be set up through Luma Member Services.
